Agencies specializing in rentals will normally have valued their client’s properties based on their experience of the local market. If you look out for their rental adverts you should get a fair indication of the local rental market. Normally you will be able to gauge a value by looking at the average price range for similar properties to your own. It will be obvious that your property is too expensive if it fails to be let after hoards of potential Renters (Lessee’s) have looked at it and you may have to drop your price a bit or get a second or third opinion from local Rental Agents.
You can gain additional exposure for your rental property (other than advertising on this Site) by placing an advert in the smalls section of your local newspaper, if you wish to. A newspaper rental advert can be descriptive, simple and should be placed in the right column of the Classifieds section of the newspaper. In the example below that would be under ‘Houses to Let’ such as:
Linden – 3 bedrooms, 1 bathroom, lounge, kitchen, dining room, double garage & pool R7000 p/m (excl water & lights) Available from 1st Jul 07, Tel Fred 084 321 0000
This advert briefly describes the property and informs any potential Renters out there that they will have to pay an additional amount towards water and lights. Also in the event that you are, for example, letting a small flatlet it may be wise to state “would suit single person or a couple” or “regrets no pets allowed”. This way you will get fewer calls but your criteria will be met.
