To screen a Lessee (Renter) as a private Lessor (Landlord) there are a few checks that you can do, provided the Lessee gives you their written permission to do so as part of the criteria required before concluding a Lease Agreement. Refer to our Rental Application Form on this Website. According to the National Credit Act a tenant should be earning
a gross monthly income (before deductions) of at least 3X the monthly rental amount
of the property that they are applying for. If you are renting to a couple, for
instance, then their combined income should be 3X the rental amount and they should
both be made responsible as tenants on the Lease Agreement. It would be good practice
to ask a prospective tenant outright if they are earning at least 3X the rental
amount before proceeding with any further credit checks as follows:
- Firstly, you can ask them for their banking details although it must be noted that banks are not keen to give out information on their clients for security reasons.
- Secondly, you can ask them for the contact details of their current (or last) Landlord.
- Thirdly, you can ask them for the contact details of their current employer.
- Lastly you can ask them for the details of a couple of personal references (not relatives).
When you phone an employee you will be able to verify details about the Lessee’s
current salary as well as their character and stability within the company. A previous
Landlord will tell you if they are good, regular payers as will any group where
they have a hire purchase agreement. Persons noted as 'personal references' by a
tenant will provide confirmation of their own addresses (that should be familiar
to the tenant) as a possible means of future contact with the tenant, should this
be necessary.This should help to a large degree in letting you know if your Lessee
will be a risk or not before you commit to letting them move into your property.
As a back-up to all the above reference checks you could run a credit check, for
a small fee, on your prospective tenant's credit history by subscribing to the Tenant
Profile Network (TPN) Credit Bureau as an occasional user. This can be done online
via their Website www.tpn.co.za. On this site you will also have access to Experian
and TransUnion ITC credit reports for for judgement, default and notice information.
